Brett Schermerhorn Shelburne,  Phone: 802-881-0622
As a real estate appraiser, it is my job to provide comprehensive research and analysis for each property which I engage in the valuation of. In addition to ongoing research and database management, significant time is spent on each appraisal for the research and analysis of specific factors which may affect value.

An appraiser needs to be well informed with relevant data resources, technology, education and experience. I have made it an important part of my career to seek out the best possible appraisal tools, education, resources and training available. With well over a decade of commercial and residential real estate valuation experience in Vermont and hundreds of hours of education specific to real estate appraisal, I can provide the high level of professional service you require.

Technology and resources available to the appraiser have significantly advanced within recent years. By utilizing these technologies and providing comprehensive research, I will be able to deliver appraisal reports which convey better understanding of current market conditions, developing trends, and individual components of value for each property type.

“Brett Schermerhorn has reached his goal to become a top real estate appraiser in the greater Chittenden County area.”

-John Vickery,
City Assessor of Burlington, VT
“Over the past several months, I have had the pleasure to worth with Brett as he completed a recent appraisal for Northwestern Medical Center. Although this was the first opportunity I had to work with Brett, he has done other appraisal work for NMC in the past. We have found Brett to be thorough and accurate in the work he has done. He is approachable and is skilled in his field of experience. He has spent a significant a significant amount of time over his career to continue to advance himself in the appraisal field. He achieved the highest level of appraisal licensing (certified general appraiser) at the age of 31 and is currently working on finalizing the process of obtaining the MAI designation from the Appraisal Institute. He remains committed to the career of commercial property appraisal.”

-Christopher Hickey,
Sr. Vice President and CFO
Northwestern Medical Center, Inc.
“Brett is a very hard working and successful entrepreneur.
For the last few years, he has been working towards achieving the MAI designation through the Appraisal Institute, a global association of professional real estate appraisers. The MAI designation requires significant commitment from the appraiser including a high level of education, examinations, professional experience and work review. Brett is a past volunteer EMT with Essex Rescue and is involved with charity events such as marathons and triathlons.”

-Mark Brooks, MAI
President / Commercial Real Estate Appraiser
Allen & Brooks, Inc.
“The Town of Colchester contracted with Brett to complete the appraisals of all the “Class A” office buildings within a specific neighborhood. Brett spent a lot of time to ensure the Town got a good product. This was not an easy assignment, because the data was not easy to come by. Many of the property owners were not willing to cooperate. In the end the appraisals were well thought out and the town was happy with the results. He was easy to work with and he backed up his opinion of value with expertise.”

-Robert Vickery
City Assessor of Colchester, VT
"Not only was Brett a pleasure to work with, he was also very professional and clearly has a lot of experience. I certainly didn't give him an easy task with a remote house in the Northeast Kingdom with no clear comps and an awkward layout. Brett came back with an extremely detailed, fair, and prompt appraisal of our unique house. I am very impressed with the work he put in and the results. I can in good faith highly recommend Brett!"

-Megan Ahlburn
"My husband and I were extremely impressed with Brett’s professionalism and thorough explanation of the appraisal process. From what the valuation entailed to information on the housing market, Brett answered all of our questions. From start to finish we had a great experience and highly recommend him for your appraisal needs."

Debby Wright, Essex Junction, VT
"We just sold a home in Hinesburg and want to highly recommend Brett Schermerhorn, the certified general real estate appraiser we used to determine the asking price. We had previously had two different realtors look at the property and tell us what they thought we should ask, but their numbers were SO far apart ($50k difference) that we decided to hire a professional appraiser. Brett completed a much more thorough appraisal than either of the realtors had, and came back with a market valuation of $425K, which was significantly higher ($12,500 more) than the highest of the broker opinions that the realtors provided. We advertised the home for sale by owner on Picket Fence Preview and within 5 minutes were contacted by our buyers who made a full price offer within 3 days and closed on the house a month later. The cost of the appraisal was well worth it, and having the professional appraisal report gave both us and the buyers the confidence that we were selling at a fair price."
